In-situ bach builds · Coromandel Peninsula

We don't build houses.
We build bachs.

That's the whole business — and we're bloody good at it. Three proven in-situ footprints, 30m², 50m² and 70m², or a fully custom layout drawn around your section, your view, and how your family actually uses a bach.

The builds

Three sizes. One standard of build.

Each footprint is a fixed-price starting point — a tested layout we can adapt to your site, orientation and budget. Need something different entirely? That's what custom design is for.

No building or resource consent needed*

All three of our standard footprints are designed to fit within NZ's 2026 "granny flat" exemption for standalone dwellings up to 70m². No building consent or resource consent required — just a Project Information Memorandum (PIM) before you start, and a notification to council once it's done.

*Subject to your build meeting all exemption conditions, including boundary setbacks and wastewater connections — we'll confirm this applies to your section during the site visit.

Building something different?

Awkward section, sloping site, sea views from an unusual angle — our custom design service starts with your land, not a template.

How it works

From first call to keys in hand.

Every build — standard size or custom — follows the same four stages, so you always know what's next and what it costs.

01

Site visit

We walk your section, talk through sun, access and what you want from the bach.

02

Design & quote

Choose a standard footprint or we draft a custom layout, with a fixed quote to match.

03

Consent & build

We handle council consent and build in-situ, with regular updates as it goes up.

04

Final walkthrough, code compliance, and an offer to join the Bach Club from day one.

Coromandel Bach Club — Free for 2026

A free annual check-up for your bach.

Bachs take a beating — salt air, summer sun, winter left empty. We're offering Coromandel bach owners a free annual check-up: we walk the property top to bottom, flag anything that needs attention, and hand you a plain-English condition report. No catch, no obligation.

No surprises when you arrive for the summer — and if anything does need work, you'll know who to call.

Built on the peninsula

We only build one thing.

No spec houses, no renovations, no extensions — just bachs, built in-situ on the Coromandel. That focus is the whole point: every footprint, every detail, every consent application is one we've done many times before.

From first design through to the Bach Club check-ups years later, it's the same local team. We build it, and we look after it.

Meet the builder

Jacob Beaver.

Licensed Building Practitioner (LBP) with 10 years building on the Coromandel — over 20 projects completed across the peninsula. When you call, you're talking directly to the person doing the work, not a call centre.

Specialising in one thing means every job benefits from a decade of doing it on this coastline — the access issues, the council quirks, the weather.
