Each footprint is a fixed-price starting point — a tested layout we can adapt to your site, orientation and budget. Need something different entirely? That's what custom design is for.
No building or resource consent needed*
All three of our standard footprints are designed to fit within NZ's 2026 "granny flat" exemption for standalone dwellings up to 70m². No building consent or resource consent required — just a Project Information Memorandum (PIM) before you start, and a notification to council once it's done.
*Subject to your build meeting all exemption conditions, including boundary setbacks and wastewater connections — we'll confirm this applies to your section during the site visit.
The Bach — Athena
A compact one-bedroom bach with open-plan living and a covered deck — built for a weekend escape on a tight or sloping section.
